Explore Our Process
Wherever You're Starting

Every Home Starts Somewhere.

Clients come to us at different stages — and none of them arrive with everything figured out. Whether you're planning a custom home or a semi-custom home adapted from one of our concepts, wherever you are today is a fine place to begin.

01

I Already Own Property

You have land and want to understand feasibility, utilities, site requirements, budget considerations, and the sensible next steps for building on it.

02

I Have Plans Or A Home Idea

You have plans, inspiration photos, or a general concept, and you need help turning that idea into a buildable project with realistic scope.

03

I'm Just Getting Started

You'd like to build but aren't sure where to begin. We'll walk you through land, planning, design, budgeting, and how the overall process works.

Our Role On Your Project

One Team Holding The Details Together.

This is the work we manage behind the scenes — the trades, documents, schedules, and professionals that have to stay in sync for a home to come together well.

  1. 01

    Site Review

Coordinating the reviews that clarify access, utilities, and site conditions.

  2. 02

    Budget Oversight

Tracking costs, allowances, and selections against the working budget.

  3. 03

    Design Team Coordination

Keeping designers and drafters aligned with your goals and budget.

  4. 04

    Documents & Engineering

Coordinating construction documents and licensed engineering performed by qualified professionals.

  5. 05

    Permit Submittals

Preparing and managing applicable submittals to the governing jurisdiction.

  6. 06

    Trade & Supplier Management

Scheduling, sequencing, and supervising subcontractors and material deliveries.

  7. 07

    Site Supervision

Day-to-day oversight of the jobsite, schedule, and safety.

  8. 08

    Inspection Scheduling

Arranging required inspections conducted by the applicable authorities.

  9. 09

    Quality Control

Reviewing workmanship and finishes at each stage of the build.

  10. 10

    Communication

One consistent point of contact and regular updates throughout.

Engineering, permitting, and inspections are carried out by licensed professionals and the governing jurisdiction; our role is to coordinate and manage that work. Scope varies by project, property, and jurisdiction, and approvals are never guaranteed. We'll outline what applies to your home as the plan takes shape.

Property & Feasibility

The Land Shapes The Home.

Before drawings are finalized, it helps to understand what the property itself allows. Reviewing the site early keeps design and budget grounded in reality.

  • Zoning and local requirements
  • Access to the property
  • Utilities and service connections
  • Well and septic considerations where applicable
  • Site conditions and topography
  • Building placement and orientation
  • Plans and engineering requirements
  • Preliminary construction considerations

Requirements vary by property and jurisdiction, and nothing is guaranteed until the applicable agencies review it. We'll help you identify what needs to be confirmed for your specific parcel.

Budget & Planning

Plan The Home And The Investment Together.

Design decisions and construction budgets belong in the same conversation. When the two develop side by side, the plan you fall in love with is a plan you can actually build.

Plan Early

Budget conversations early in design prevent costly rework later on.

Realistic Expectations

Pricing firms up as plans, specifications, and scope are developed.

Value-Conscious Choices

We help weigh where dollars matter most and where they can be saved.

Open Communication

Costs and changes are discussed openly, not discovered after the fact.

We don't publish square-foot pricing or quote a final number before plans and scope are developed enough to support one. What we will do is give you honest guidance as the picture comes into focus.

Common Questions

Answers Before You Begin.

A few of the questions we hear most often from Southern Idaho homeowners planning a new build.

Do I need to own land before I start?

No. Some clients already own property and want to understand feasibility, utilities, site requirements, and budget considerations. Others begin before they have land. Wherever you are today is a fine place to begin the conversation.

Can I bring my own house plans?

Yes. If you have plans, inspiration photos, or a general concept, we can help review them and turn that idea into a buildable project with realistic scope for your property and budget.

What if I'm just getting started and don't have plans?

That's common. We walk you through land considerations, planning, design coordination, budgeting, and how the overall building process works, so you can make decisions in a sensible order.

Do you build custom and semi-custom homes?

Yes. You can start from one of our home concepts and adapt the layout, features, and finishes to your property and budget, or start from your own custom plan. Final construction documents, engineering, and applicable approvals are completed as required for each project.

Which areas of Southern Idaho do you build in?

Idaho Building Pros is based in Twin Falls, Idaho and builds throughout Twin Falls County, the Magic Valley, and surrounding Southern Idaho communities including Kimberly, Jerome, Filer, Buhl, Hansen, and Wendell.

What is the first step?
